Remember the fire a few years ago? Not much left of Ponderosas outside of town.

I was talking about areas southeast of Prescott, there are no pines, just cedar.
Nope, never even heard about the fire. But cedar is OK too. Just no bare desert or sagebrush and sparse juniper.

@inspects Just for fun, try this search: "Cheap house Prescott AZ" First thing I came up with was 1 bedroom, 1 bath, only 850 sq.ft. on a very small city lot and, apparently "cheap" means $198,500. Who the hell are they trying to fuck?

Cheap is not in the vocabulary of real estate - look for the words "fixer," "cozy" or "potential" lol

Ha ha ha... fixer and distressed came up with $516,700 and $609,900 and a badly used double wide mobile for $299,900. Something tells me that I will not be moving there. I have here (my home) a 2BR, 2BA, 1200 sq.ft. house, detached 2+ car garage, 30'x48' shop, two barns 24'x36' each, chicken coop, and the 1910 homestead cabin on 10 acres, fenced and cross fenced, many of my tools will be included (e.g., 1984 Bobcat, riding mower, snow blower, etc.) and I would accept $100,000, but that wouldn't even make a good down payment on those "fixer uppers" in Prescott, which, I was told, was a very reasonable place. Pardon me, but Jesus Fucking H. Christ on a Hobby Horse....

My friend Mark paid 56K for 10 acres with a house and mobile home on the property near Dewey AZ, which is fairly close to Prescott. He rents both homes. He is going to tear then both down and build a new one when he retires in a few years.

I obviously have not called him yet (no offers on this place), but how long ago was that and has there been a recent housing boom?
No housing boom in cowboy country. I think he bought the property about two yrs ago.

Hell, lots or small parcels sell for 300K in the greater Scottsdale-Phoenix area, you drive 30-40 miles north, the price is about 100K. Huge difference when your not in the city of Scottsdale or Phoenix, which now stretches to almost New River, if your familiar with the area.

You can just read back a few posts and see what I was searching for.

I have no intention of living in or even too near the "big city." Hell, I really would not even want to live inside the city limits of Prescott. What I would like is to have the place I have right now (description is 7 or 8 posts up from here), but located in the sun belt instead of the snow zone.

Damn those were some delicious crab. Got um at Costco....biggest crab legs I ever remember seeing.

When I look for real estate, I drive around looking for "For Sale By Owner" signs, and talking to locals. When a real estate agent is involved, they seem to put high expectations in people's minds.

General search engine, then reading all available hits. Each of those words turns up several pages and all of them are, in my opinion, extremely over priced.

But those words are NOT turning up reasonable results.
Your not going to find anything on the interweb worth buying, you have to actually search in person, like I did in EC. Hell, the realtors were trying to sell me hectares for 25K...I bought almost 200 hectares for less than 150K. Have to do a lot of traveling, talk to local folks, fuck the realtors and the interweb.

Take the word Prescott or Prescott Valley out of the search term.

Well, we found this place on the internet 15 years ago. And if I have to fly down to AZ to "search in person," it simply ain't gonna happen. I would spend way too much money in the search, leaving nothing to buy with. Remember, we don't have any extra money to play with.

When I used "near Prescott," some of the properties were 30-40 miles out of town and still priced too high.
I'll take a drive up there in the spring, my old buddy Mark wanted me to look at what it would take to bring water to the rear of this property, where there is an abandoned gold mine...he wanted to fuck around trying his luck sluicing some rock.
