Very very nice man! I think avg property price around here is 80-100k for "super fancy" houses. Unless you get down into the historic part of town or up on the hills. Then you get into around 750k lol

I need to live near you! $200k is avg for a house here, nothing fancy. Mines a little under 2000sqft, 3bdrm, .25acre lot, pay $6500 a year in property taxes :-(

The town I work in is literally a 2 light town, out in the middle of a orange grove BFE. They are putting the finishing touches on a super Walmart, that will crush every 5+ generation mom and pop store here. But all the trailer homes here will now fit in. (Heavy duty migrant worker population )

You get use to it, it's beautiful here year round. And it's not that bad, it's more like freezer for 4 months.

This pond is my happy spot during the summer and it's 2 streets over and I live in a city that's next to the biggest city in the state. Are cities have woods and tons of them, beyond low crime rate and pretty nice people.

We do, they tax the crap outta things here. They just passed a 92% tax on all ecigs and accessories(just has to pass one more vote).
That's why I bailed on NJ. I worked in Philly when I left, so I had federal, NJ state and Philly city wage tax to pay. My parents pay close to what you pay for property taxes. I would never afford to be near them. Living elsewhere in the Army showed me the light on possibilities.
Down here, no state taxes. My property tax and homeowners ins. is just under 3k. Homes vary in price from 70k and up. ~10 hrs min wage. I have a 3/2 1700sq ft w/ pool on 1/2 acre lot @120k.

The only way I could get used to that is if I won a MegaMillions lottery. We have a 3BR/2BA home, just under 1400 sq ft; .27 acre lot; 2 miles from the center of Lawrenceville, the county seat of Gwinnett county, which is just 20-25 miles NE of Atlanta -- we paid $60k for it in 2011; our taxes are just over $1k a year, and our insurance is about the same. A house up the street exactly like ours but reversed, sold for $125k last year, as the economy has rebounded.

Winter is mild, almost non-existent, really just a long extension of fall until spring (with rare white exceptions). Summer lasts from May till October.

Trees??? There's an infestation of Great Horned Owls and Barred Owls around here, and plenty of squirrels, raccoons, and even coyotes. At our last house we rented, in the north end of Lawrenceville, we regularly saw Golden Eagles, and I once saw a 10 pt buck IN MY FRONT YARD.

ETA: and can't forget about the possums! Awful things, they look like hairy rats! :D They end up as roadkill a LOT.

Other then wages the home prices are close to ours here for what you get. But if it's country you can get a ~3kft2 and 10-20 acres for 140k ish. Lands cheap. The nice big houses aint lol
